Because you can’t take it back.

That’s the answer.

We get the question a lot. Sometimes from people we meet when they ask about what we do. Sometimes from potential clients trying to figure out the need for our building inspection services.

Here’s the question:

“Why do I need an inspection?”

Think about it…You are buying a building. Maybe it costs $500,000 maybe $5,000,000.

It’s a building! It’s not a TV with a bad picture that you can just take it back to the store and get your money back.

Even when buying a used car people take it to a mechanic to have it checked out and see if they should buy it. TV’s and cars cost far less than a building, but people will make sure they get their money’s worth on those lower cost items.

It’s a building. Once you buy it – it’s yours. There’s no return policy.

But you do have a due diligence period to be used to determine the condition of the building. You can also choose not to use that time to find out about the buildings actual condition and if there are things you should be aware of. The choice is yours.

So…there you have it. It would seem to be common sense. The more you spend the more you want to protect yourself from risk.

The simple answer to why you should have any property you buy inspected…

… Because you can’t take it back.
