Moisture, in its many forms, is typically considered as the greatest threat to both commercial and residential buildings. Moisture intrusion into a building is the primary cause of building damage and deterioration. And excessive moisture can lead to unhealthy indoor air quality issues.

Rain and snow are not the only sources of moisture problems in a building. Think beyond a leaking roof... building age and construction, poor building practices, improperly installed components, shoddy repairs, deferred maintenance, and environmental factors all contribute to moisture entering the building from the outside.

Oftentimes moisture infiltration problems occur in areas of the building that are hidden from view and are not discovered until the problem has become severe enough to be noticed. When noticed it’s because someone observes a visible related problem or symptom such as wet carpets, damaged wall finish, mold or mildew, insect problems, odors, or one of many other signs of a moisture issue.

Once noticed, it becomes critical to have a proper diagnosis of the problem. Without correctly identifying the cause of moisture infiltration, many thousands of dollars are spent each year trying to correct problems without success. Symptoms of the moisture problem may be corrected but without finding the actual root cause, those same problems will return. These same issues will continue to worsen, due to misdiagnosis, until the actual root cause of moisture is found and corrected.

A proactive approach to preventing or resolving moisture infiltration issues is the least costly to a building owner. Not knowing about or ignoring moisture infiltration issues can be the difference between a simple fix and having to undergo costly repairs to fix extensive damage.

A Moisture Infiltration Inspection is detailed review of a new or existing building focused on identifying areas of potential moisture intrusion. The intent of the Moisture Infiltration Inspection is to find moisture that is infiltrating from the outside of the building to the inside. It can also find areas of potential moisture infiltration which will allow a cost effective maintenance and repair approach to prevent future moisture issues in those areas.
